What happens when a pool costs more than one lender will lend?
A large build can outrun one lender’s limit before it outruns the buyer’s budget. Unsecured programs mostly top out near $100,000, so a no on the amount says little about the buyer’s credit. Ottri moves the same application to the next eligible lender; past those limits, buyers usually add savings or a home-equity line, so price the split up front.
- New in-ground pools average about $62,500 to $66,000; big builds run past $100,000.
- Home-equity lines carry a 3-business-day right to cancel, so the dig waits.
- Home equity funded 13% of spending on outside property in 2023.
- Each lender confirms the amount against your contract.

When does a pool builder get paid on a financed build?
Usually in one payment. Most programs on the Ottri network pay once, after the homeowner confirms the job is complete; staged draws aren’t generally available for pools. That suits remodels, resurfacing, equipment, fences and spas, and new builds you can carry to completion. If a build needs draws, settle that before you dig.
- California and Nevada cap the down payment at $1,000 or 10%, whichever is less.
- Arizona allows 15% down, then up to 25% at each of three stages, with the balance before the interior finish.
- In California, no payment can run ahead of the work, lender advances included.
- The dashboard shows each job’s next funding step.

What does an in-ground pool cost in 2026?
About $62,500 on average, with most builds between $25,000 and $100,000. Vinyl runs about $35,000 to $80,000, fiberglass $45,000 to $100,000 and gunite $50,000 to $120,000, before decking, fencing and a cover. Pages quoting a $44,688 average are using a 2024 figure. Date every quote.
- Realtors estimate a pool recovers about 56% of its cost at sale; sell the use, not the resale.
- New in-ground pools fell from about 117,000 in 2021 to under 60,000 in 2025.
- Steel mill product prices rose 27.6% in a year.

Showroom and home-show rules differ
Can we finance remodels, barriers and hot tubs, not just new pools?
Yes, when they’re on your estimate and fit an available program. Resurfacing runs about $6,000 to $15,000, and many states require barrier features before a pool passes final inspection, so put the fence or alarms in the financed scope. In a spa showroom, send the application by link or QR code from the floor.
- California requires 2 of 7 drowning-prevention features; Florida, 1 of 5.
- A showroom sale isn’t covered by the FTC 3-day rule; a home-show sale of $130 or more is.
- Never advertise “no credit check”; every lender reviews credit.

Pool and spa financing questions, answered.

How can pool builders and spa dealers offer customer financing?
Offer one branded application at the design meeting or the spa showroom, once the plan and price are set. With Ottri, participating lenders consider it in turn and, on eligible programs, the lender pays your business, while the buyer stays with you instead of a lender’s website. Ottri charges you nothing, and any fee a lender charges the buyer shows in the offer’s terms before they accept.
Do lenders pay pool builders in stages or at the end?
On the Ottri network, usually once: most programs pay after the job is complete, not in construction draws. Some dedicated pool lenders pay builders in stages, and others pay the homeowner a lump sum. In California and Nevada no payment may run ahead of the work, lender advances included, so match the program to your schedule before you dig.
In California, can we start digging before the financing is final?
Usually not. If you offer or refer the financing, Business and Professions Code §7163 lets you pull permits but not start work until the lender approves and the buyer accepts the terms, and loans secured by the home add a rescission period. Section 7165 sets a pool-only procedure for an earlier start when its conditions are met.
How much deposit can a pool builder take?
California and Nevada allow $1,000 or 10% of the contract, whichever is less. Arizona allows 15% down, then up to 25% at each of three construction stages, with the balance due before the interior finish. In Florida, a deposit over 10% triggers permit and start deadlines. The “$200 or 2%” California limit some pages repeat isn’t in the current statute.
What if the pool costs more than an unsecured loan covers?
Plan the split early. Most unsecured programs stop at or below about $100,000, so buyers often add savings or a home-equity line for the rest. A home-equity line can take weeks to close and adds a 3-business-day right to cancel, so start it before the design is final and keep the installment request within its limit.
What happens if the first lender declines or approves less than the build?
The same application goes to the next eligible lender, which makes its own decision; it works as a second look without new paperwork. If an approval comes in under the build, the buyer can add savings or a home-equity line for the rest, or you can phase the backyard work.
Can we keep our pool lender and add Ottri?
Yes. Keep the pool lender you use for big new builds, and send the Ottri application for the jobs it doesn’t fit: remodels, resurfacing, equipment, barriers, spas and buyers it declines. The buyer stays under your brand either way.
What do I need to sign up?
Sign up online and add your EIN and business details, your contractor license, proof of insurance, a sample pool contract, the owner’s ID and the bank account for deposits. There’s no minimum to join Ottri. Each lender reviews your business separately and sets its own requirements, such as the states you work in and time in business.
Who approves the financing and sends the funds?
Each participating lender reviews the application, makes its own decision and sets the terms; on eligible programs it pays your business directly. Ottri Global LLC is a licensed loan broker, NMLS 2776988, and is not a lender.
Our spa showroom already has a bank program. Can we add Ottri?
Yes, where a program covers spas. Keep the bank program and send the Ottri application by link or QR code when a customer is declined. A showroom sale generally isn’t covered by the FTC 3-day rule, but a sale of $130 or more at a home show or fair is. Never advertise “no credit check.”
